2010 Christmas Message

When trading commenced in 2010 there was a high expectation that the real estate market would remain positive throughout the 12 months.  There were definite signs that the economy was returning to normality, with a better than average confidence level.

The first quarter reflected this confidence with 14,500 sales.  Our group market share hit a new high and this set a platform for what we felt was going to be a year that saw the industry return to better times.  In April the Government started to mute on the basis of changes to LAQCs and also personal taxation advantages.  Their dissertation behind this was to make property less friendly and steer people towards personal saving with the benefit of tax deductions and a higher awareness of Kiwi Saver. In the midst of all this came two interest rate increases.  These were minor but enough to move property into an unfriendly position and to again be questioned as to its value from an investor point of view.

The second quarter plummeted. Sales were almost 30% down on the previous year and close to mirroring the numbers of 2008.  Our group was acclimatised to these conditions, but you got the feeling this was going to set in for some period of time.  In June we had our third interest rate rise which was enough to send the signal to the market that property sales were going to go into hibernation.  Most in the industry understand that to have buyers you need to have sellers.  Sellers come to the market when there is confidence that they can market their property to receive a satisfactory return on the price that they may have originally paid.   The lack of confidence from sellers then began to domino towards the buying market.

Marketing Success

Ray White City Apartments are considered the leaders in apartment selling through the Auckland CBD area.  As part of their sales strategy they have a high success with auction marketing and this is shown in their recent clearance figures, which have been in excess of 70% during the past quarter.

Damien Piggin and Daniel Horrobin, who work together as a partnership, have shown how the combination of marketing and auctions come together in subdued market conditions to give vendors, in most cases, a better than expected sales result.

Co-business owner Phil Horrobin said “The concept of marketing auctions does require a balance of print media and online marketing and this in many cases requires the vendors to consider a programme which will allow their property to be seen across a broad audience. The City apartment market is consistently active with buyers; however given the amount of stock that is available we request vendors consider taking their property to the next level of marketing with our company, who have a proven success rate with auction marketing.”  He went on to say “This is proven with two of their Elite salespeople Damien Piggin and Daniel Horrobin, who work in a very successful partnership, and have consistently shown the value of marketing through their high success rates.”

Ray White City Apartments have the highest level of marketing each weekend in the New Zealand Herald and also dominate the Trade Me feature market to ensure vendors not only get the best value from their marketing but also have a broad range offering in the online and print media areas.

The Ray White Group are proud founding members of  Trade Me Property and since 2005 has provided all of their vendors with an online listing on Trade Me Property as an essential part to the Ray White  marketing mix.

In the latest survey by Nielsen Net Ratings Online, July 2010 shows that Trade Me Property had more than 10 times the total viewing time of any other of the websites ranked; with its nearest competitor being realestate.co.nz. and 40 times more than the next property website.

Carey Smith, Chief Executive of the Ray White Group in New Zealand, said that since joining Trade Me Property in 2005 it has provided Ray White vendors with a distinct advantage over many of the other real estate companies who do not give their vendors a choice in regards to the websites in which they appear.  “Each of our vendors are offered a Trade Me Property listing as part of the Ray White marketing advantage and not only does this increase buyer response, but also ensures that each individual property listed by Ray White has the greatest exposure online.”
