Ray White Sunnynook Opening Soon
The Ray White Group is pleased to announce the pending opening of our new Sunnynook branch on the North Shore of Auckland. Business owner Tony Scheirlinck will be opening the office in early October in Sunnynook Road as part of a new development currently being completed. The office is located at the front of the development and will be a state of the art fit-out that houses the latest displays for viewing property and the integration of the Ray White technology platform for salespeople.
Tony Scheirlinck, who is currently the co-business owner of Ray White Northcote, said the office in Sunnynook is a natural expansion. “The area is a diversified in property, with Sunnynook being one of the growth areas on the North Shore with the establishment of the transit bus link.”

RE/MAX Rebrands to Ray White Unlimited
On 1st July 2011 Re/Max Leaders in Christchurch became Ray White Unlimited Christchurch. In a time of considerable upheaval in the Christchurch property market, the move by Re/Max Leaders to rebrand their leading South Island agency to Ray White has seen the Ray White Group grow in Canterbury by an additional 26 salespeople.
Rod Corbett, director of the new Ray White Unlimited Christchurch office said that the move away from Re/Max was undertaken in the best interests of the sales team. He said “The commitment to continue in Christchurch was unquestioned and that the future for the office to be part of a vibrant business to provide a platform to the next level and also to be part of the number one agency throughout Australasia were key reasons for their decision to change to Ray White.”

Satellite Office Opens in Swanson
Nathan Buxton, who has been a consistent high performer with the Ray White Group, has opened a salesperson satellite office in Swanson under Buy West Realty Limited.

Nathan has always had a high client satisfaction rating. His honesty, enthusiasm, local insight and innovative marketing are the key to the reasons why he has decided to open a satellite office in Swanson. Nathan said that having the satellite office in Swanson will allow him to focus his energy on the core trade area of Swanson and Bethells Beach. “The premises will give a local identity to Ray White and that will in turn allow me to optimise sales results from the office.”

Manukau City Office Opens
The Ray White Group is pleased to announce the opening of Ray White Manukau City located on the corner of Great South Road and Te Irirangi Drive in high profile Westpac named building inManukau. The office is under the Mountfort Group, with the leader of the office being Mark Te Whare. Mark continues to have a distinguished career in the real estate industry after spending five years in Brisbane with Ray White as a senior auctioneer and then joining Ray White New Zealand three years ago to undertake the role of National Chief Auctioneer. Mark has taken the step into business leadership through the Manukau franchise. The team joining Mark are high profile performers including Adam Thomson, Garrick Smart, Levani Lum-On, Mandeep Gill, Chanelle Breeze and Gabriel Tuhoro.

New Office Opens in Napier
The Ray White Group is pleased to announce the opening of a new office in Napier (West Quay area). The new office is located on Lever Street in Ahuriri directly opposite the Quay area. This area is also home to other well established names and a growing number of restaurants and eateries. The office is under the ownership of Phil Hogg and Virginia Wilson, who are high performing salespeople in their own right. They have established the business on the basis of their own profile and this has already created a number of new listings for the office.
The Napier region is well known for its diversity of property from the areas of Napier, Taradale through to other regions of the Hawkes Bay including Havelock North and Hastings. The diversification of property, particularly in Napier, takes in the waterfront through to residential housing as well as small lifestyle properties. The Napier area has a population of 60,000 people with just over 24,400 rateable properties. The average sale price for the region for residential houses is $315,000 with approximately 80 sales on average occurring each month.
The new office has commenced trading and Phil Hogg commented that he believed the office location would be of benefit to clients and customers. He said “We intend on having the office utilised as an auction venue and this should create good interest in the local prices for the area.”

City Apartments and Roebucks Sales Merger
Ray White City Apartments have been the undisputed leader in the CBD residential field for three years. They maintain a consistent market share of 25% to 30% in apartment sales and have just over 700 properties under management with Chas Wilson Rentals.
This week we are pleased to announce a significant merger which will further enhance the market share of Ray White City Apartments. The long established agency of Roebucks has merged their sales division with Ray White City Apartments. This will grow the overall sales team to 41 and increase the current listing portfolio of Ray White City Apartments. Ray White City Apartments and Roebucks will continue to operate their property management businesses as they do today, with the only change in the property management being the branding.
The current premises of Roebucks will continue to be utilised by both companies, however it will be re-branded in the Ray White livery.
Principal Officer of Roebucks, Brad Roebuck, said “The merger of our sales division with Ray White will ensure that the market share that Roebucks had successfully built up over the past three years is enhanced.” He went on to say that “Roebucks have a strong integrated business and with that we have built have a database which when applied to the Ray White systems will maximise its outcome. Ray White Opening in Orakei
Ray White Orakei will open on Monday, 14 March 2011 through Megan Jaffe Real Estate, who is the Ray White franchise owner in Remuera. The office is located in Coates Avenue, which is Orakei’s main shopping area.
The Orakei marketplace is one of the more diversified in the Eastern Suburbs region; for many years being home to the most expensive properties in New Zealand and also a number of original State housing properties. The Ray White Group has held a consistently high market share in this area and establishing an office is a natural progression for the Group.

Business Development Executive Appointed
The Ray White Group is proud to announce the appointment of Kate Williams as our Central and Lower North Island Business Development Executive.
Kate joined the real estate industry in 1996 following a successful career in the travel industry. During the past 14 years Kate has consistently achieved awards, being in the top 2% of salespeople in the LJ Hooker Group. In 2005 she moved into business ownership through her office at Kati Kati.
Kate’s appointment is a direct result of the growth that Ray White has achieved in this region, with six new offices commencing during 2010. Her role with the company includes the development and continued ongoing support for Ray White group members, with a focus towards market leadership in each area that the company trades.

2010 Christmas Message
The first quarter reflected this confidence with 14,500 sales. Our group market share hit a new high and this set a platform for what we felt was going to be a year that saw the industry return to better times. In April the Government started to mute on the basis of changes to LAQCs and also personal taxation advantages. Their dissertation behind this was to make property less friendly and steer people towards personal saving with the benefit of tax deductions and a higher awareness of Kiwi Saver. In the midst of all this came two interest rate increases. These were minor but enough to move property into an unfriendly position and to again be questioned as to its value from an investor point of view.
The second quarter plummeted. Sales were almost 30% down on the previous year and close to mirroring the numbers of 2008. Our group was acclimatised to these conditions, but you got the feeling this was going to set in for some period of time. In June we had our third interest rate rise which was enough to send the signal to the market that property sales were going to go into hibernation. Most in the industry understand that to have buyers you need to have sellers. Sellers come to the market when there is confidence that they can market their property to receive a satisfactory return on the price that they may have originally paid. The lack of confidence from sellers then began to domino towards the buying market.
