The Ray White Group is proud to announce the opening of its 134th office in New Zealand with the official opening of the office at Wairoa

Principals Diane Ritchie and Christine Gunness opened the office after continued sales throughout the Wairoa and Mahia districts, giving people within the local community a high profile agency to list with that also has a strong connection to the East Coast through their main office in Gisborne.   Licensee salesperson Jenny Krzanich moved to the Wairoa district a number of years ago with her family and is now a permanent resident of Mahanga Beach.  Jenny currently lists and sells property throughout the district and is looking forward to serving clients from the office in Wairoa.

Carey Smith, Chief Executive of Ray White, said “The Wairoa office is a new location for the Group and given the continued growth of the Wairoa district, in particular coastal property, then the office is well located to take advantage of the market.”  He further went on to say that given the link between the Wairoa and Gisborne offices, vendors will have additional profile given the strength of the Gisborne market.

The Wairoa office is located on Marine Parade and can be contacted on 06 838 8888.

CBD Auckland Commercial – July 2010
New Zealand’s number one commercial real estate specialist Bruce Whillans is joining with Australasia’s leading real estate firm to boost its presence in Auckland’s CBD.

Bruce Whillans who has sold in excess of $1 billion of commercial property in a career spanning 25 years will be the principal of Ray White Commercial (Auckland).

Founded in 1902, Ray White now has more than 1000 offices spanning Australia, New Zealand, Asia and the United Arab Emirates but remains, at heart, a family firm.

“This is a fourth generation company that is very much at the leading edge of real estate in its use of technology yet retains a very strong focus on people derived from a passion the White family shares for real estate,” Mr Whillans says.

“It is a culture that I believe encourages success.”

In Auckland, Ray White Commercial will focus on transactions in the $5-$50 million space.

“It’s a segment that is usually below the level of interest for the international real estate firms and currently not fully serviced by the local agents,” Mr Whillans says.

“Yet it’s the focus for people who I have dealt with for many years who continue to be active in the market and are now either looking for solutions for existing properties or for new opportunities to invest.

“Despite lacklustre market conditions the last two years have been some of my busiest, with 12 sales totaling in excess of $320 million.”  This resulted in Mr Whillans, as top fee writer, taking out the CBRE Award for Excellence in Agency.

Notable sales included West Plaza in Albert Street for $20 million, Beaumont Quarter Freemans Bay for $47million and the recent sale of the Deloitte Centre, 80 Queen Street, for $177 million where Mr Whillans was the listing agent representing Brookfield Multiplex.

Ray White Chairman Brian White says the focus of the fourth generation family-owned business is to move into new territories only when it has identified the right people to work with.

“Our business very much turns around good people who can make Ray White number one in every segment and location we choose to operate in. With Bruce’s experience and expertise we are going a long way towards achieving that in Commercial real estate in Auckland.

Frankton – July 2010
In what is considered a major move for Ray White in the Southern Lakes region, the existing business known as Frankton Real Estate will become a member of the Ray White Group on 1st July.  The office will be well known to those who visit the Southern Lakes District as it is located in a high profile location in the Frankton Shopping Centre, which forms the gateway to Queenstown and also to the international airport.

The current owner of the business Kath Cruickshank will be fully involved in the change-over to Ray White. Having had close to 20 years experience in the real estate industry, Kath made comment “that the change to Ray White would give considerable impetus to her agency and that joining with the existing Queenstown and Arrowtown businesses of Ray White would provide an overall coverage that is the best in the region.  Clearly for us, Ray White brings an international brand to our business and given that we are one of the first points of call for those coming to Queenstown, we expect by changing to Ray White that not only our profile will increase but also the exposure that our properties have through marketing and technology.”

The Frankton office currently has in excess of 60 properties available for sale and this will add further coverage to the region.  In talking with new co-owners, Richard Newman and Bas Smith they believe it is a natural progression for their businesses to gain the strategic location of Frankton and provides a presence that no other company has. Given the growth through this region, it also underpins the current market share that the Ray White Group has in the area.

Since first entering into the Southern Lakes market four years ago, Ray White has grown its presence from its Queenstown base to now have offices in Arrowtown, Wanaka and also Alexandra.  The new Frankton office will be under the common ownership of Queenstown and Arrowtown and that will enable it to quickly build additional market share in the region.

Carey Smith, Chief Executive of Ray White, said “that the new Frankton office will continue to add growth to the existing businesses and also service the region of Kelvin Heights and Lake Hayes effectively as the local agency.”

The Ray White Group has continued to grow throughout New Zealand and the addition of the Frankton office as its 134th business is the 10th new office in 2010 for the company.

Sandringham – May 2010
The Ray White Group in New Zealand is pleased to announce the opening of their 134th office in Sandringham.  The office forms part of the Goodwin Group, who now has five offices with Ray White throughout the inner western suburbs of Auckland.  Ashley Goodwin, Principal Officer of Goodwin Realty, said “The opening was part of their strategic plan for growth and that the office is a natural extension of their market leading and long established Mt Albert business.” He went on to say “It also provides the ability for the business to have a longer reach as the Sandringham area continues to grow in popularity for sales and rental property.”

The new office is located in the central retail area and has a high profile location on the corner of Sandringham and Kitchener Road.

Goodwin Group General Manager, Catherine Goodwin, has been integral in the establishment of the new office. Catherine commented that while the business will work closely with the Mt Albert office, it is expected as market share continues to grow above 30% that the office will become more independent.  In addition to the sales side of the business, Catherine said “The area of Sandringham is a preferred location for investors and this has in turn made the area popular for tenants.”   Given that Goodwin Realty has developed one of the largest property management businesses in Auckland, having a local presence in Sandringham is important for the Goodwin Group.

The Ray White Group continues to grow its business throughout New Zealand and the new Sandringham office ensures the continued domination of the company in the inner west region of Auckland.  Ray White New Zealand Chief Executive Carey Smith said that the company has had good past experience in growing market share in locations where real estate offices were not prominent.  He went on to say that Ray White has broken new ground in a number of areas in Auckland and this has enabled the company to take a market leading position in these locations. The Group’s market share in Sandringham is currently 28.5% and we expect this to continue to lift beyond 40% over the next 12 months.  The Ray White Group during the past 12 months has introduced several new initiatives including Ray White Concierge, market review statistics and integrated social media through Ray White Online.  The new Sandringham office is now trading as Ray White’s 134th office in New Zealand.

Wanganui – May 2010
This week heralds the opening of a new business to serve local buyers and sellers of homes – Ray White Wanganui. The new office, the latest in the leading national agency’s 133-branch chain, is the new incarnation of Hocquard Realty, a long-time Wanganui family business founded by Laurie Hocquard 15 years ago.

Laurie’s son Tim, the office’s director, says the switch to Ray White was not a decision taken lightly. “It offers our business the opportunity to grow, with the expansion of the brand and their assistance in adding quality staff. In our view, Ray White is a more forward thinking agency than its competitors, and the fact that it has a very good support team appealed to us, along with its strong presence in New Zealand and Australia and that it is a family-orientated, hands-on business.

“Ray White has a strong brand presence in Wanganui, thanks to the successful former office and the ongoing positive support from the overall strong family ownership, and clients will be pleased to see it return to our region.”

He says the timing of the new office is optimal. “There are many listings lying dormant in the hands of other companies, suggesting that it’s time for a change. The Wanganui real estate market will improve, and we’re putting the word out to list with Ray White – the Ray White referral system is extremely active and large, covering every region.

Joining the office’s 10 existing staff with the switch to Ray White will be a new sales manager, Doug Lacy, whose 26-year real estate career includes experience with Ray White and a record as a top salesperson in the area. Also entering the team is Margot Whetton as branch manager; she has been in the industry for 11 years and was formerly a branch manager for PGG Wrightson.

“We are very fortunate to get both Doug and Margot, and the move to the Ray White brand, along with their coming on board, is part of how we are positioning our business for the future. It is our intention to have a small but very effective team that support each other, while offering excellence in real estate service to our clients.”

Ray White New Zealand CEO Carey Smith says the addition of a strong, experienced team in Wanganui to the brand’s suite of national offices is a boon to Ray White. “Wanganui is a thriving part of the country, and the experience and local knowledge of this team will bring a greatly enhanced level of service to the market. We are very pleased to welcome the Hocquards and their team.”

Ray White Wanganui will serve all facets of real estate – urban, rural, commercial, lifestyle blocks, and property rental and investment properties.

Whitanga Merger – April 2010
In a move that creates the biggest real estate team in Whitianga, Ray White has announced that its company Whitianga Realty is merging with AJ Innes Real Estate to form Ray White Whitianga from 1 April.

Andy Innes is principal of the new franchise, and says he chose to join the Ray White Group because of the agency’s strong local market share, and more simply, “because they gave us the most confidence and we felt they had the most potential of all agencies. And speaking to other people in the real estate arena, they had nothing but praise for the Ray White CEO.”

A 16-year veteran of real estate, Mr Innes knows both the industry and the company well, having worked for Ray White in Australia before founding his own agency in Whitianga six years ago.

He says the time is right to form a large agency – Ray White Whitianga will open with around 11 salespeople – with a strong national reputation and high-level support.

“Having run a stand-alone company, it became clear to me when the industry rules and regulations changed last November that affiliation with a strong, respected national agency was the way to go, and it was a matter of choosing the right one.

“I’ve always been a stickler for service, and what we achieve in amalgamating the two companies is establishing a large market share from the get-go. This means more listings, leading to more enquiries and thus more sales – getting better results and opportunities for buyers and sellers.

“Another big advantage of being part of the Ray White Group is having access to the best technology available in the industry, and an extremely high level of support in training and all areas of the business. After doing it all myself for six years, having these established systems to draw on will mean a step up in the level of service we can provide.”

Asked what Ray White Whitianga will bring to the local real estate market, Mr Innes says the company’s record speaks for itself. “When you see how the Ray White Group operates, it’s the story that if a company is being led well from the top, that sets the standard for all others.

“Presentation is a big part of that, and we have fully renovated the shop with separate offices for the rental division and a boardroom. We want to lift the bar for real estate service in Whitianga.”

Mr Innes says it remains a buyer’s market in the town, with potential purchasers dizzied by the choice available from variety of projects and developments.

The opportunities are the best he’s seen in his time in the area: “For people looking to invest in a beach town, there is no better time than now.”

Waikanae – April 2010
Steinmetz Berryman Real Estate Limited are expanding on the Kapiti Coast to open their second office in the township of Waikanae.  Their first office located in Paraparaumu has now been open for just over 12 months and with the continued gain in marketshare opening the second office in the neighbouring town of Waikanae is a natural fit for the company.

Rachael Steinmetz who joined the industry just on 10 years ago is a local Kapiti district resident and her business partner Paul Berryman has also has a strong affiliation with the local area.  In more recent times their business has been strengthened with Ross Dowie joining them and as a leadership team they expect the move to Waikanae to be able to grow their marketshare in the region.

Waikanae is part of the Kapiti Coast and is home to just over 10,000 residents.  The beach area has many holiday properties which are predominantly owned by people from Wellington which is a short 60 minute drive.  The community has continued to grow as Waikanae has become popular as a lifestyle and retirement location.  This makes the township settled and provides a good level of services to the local residents.

The Ray White office which is located at 86 Main Road will has a high profile position which will enable sellers in the area to list with the Ray White team in the confidence that the company has one of the leading marketshares in the area.  Not only does local media play a role in marketing but also having a broad reach to wider audiences through websites is an important factor when selling property in the region.  30% of sales are known to be purchases from out of the area.  The use of raywhite.comraywhite.co.nz and the local website rwwaikanae.co.nz all provide the link to the potential buyer pool.  Added to this is the Ray White Group presence on Trade Me which is acknowledged as the number one property website in New Zealand.

Auctions will play an important role in the success of marketing properties and both teams have experience in auction marketing led by Ross Dowie.

The office will work closely with the Paraparaumu business and the teams expect to be able to use their joint marketing resources to add value to vendors while also working with other offices in the region which include Otaki, Levin and Foxton.  This now brings the coverage of Ray White offices in the district to five.

Golden Bay - April 2010
One of New Zealand’s leading real estate agencies, the Ray White Group, is opening a new office in Golden Bay, to be headed by a 20-year resident of the area.

Billy Kerrisk says it’s the right time for a new real estate office, particularly given the introduction last November of new regulation governing the sector. Ms Kerrisk says New Zealand has been slow to reinvent the wheel to protect buyers and sellers, and she welcomes the change in law.

“The purpose of the Real Estate Agents Act 2008 is to promote and protect the interests of consumers, so it’s a great move to shift power from the REINZ to the Crown by creating an authority with real power to police the sector and ensure all parties operate and are treated fairly. It underlines our fiduciary requirements and will really up the level of service provided to customers – buyers and vendors alike deserve a great service from agents.”

The advanced systems afforded by membership of the Ray White Group means a new office gives an advantage to all involved in the Golden Bay property market, Ms Kerrisk says. “Certainly it could be daunting to start my own business, but the feedback I have been getting from locals is that competition is fantastic, and they welcome it.

“I won’t just be offering my type of personal service, but also access to the systems and intellectual property Ray White has. The use of technology is much more advanced than what currently exists here, which gives me more to offer the vendor.

“We can provide comprehensive market analysis – by being given more information, vendors can better make their own decisions and market their property more effectively. When you know what most people sell for compared with their asking price, and how long it takes them to sell, that helps you pitch your property at the right level and can save a lot of time and money.”

Ray White New Zealand General Manager Kyle Pitman says a Golden Bay office brings the number of Ray White offices in the upper South Island to seven, giving the company full coverage of the region and greater range than any of its competitors. Ray White now has 40 South Island offices, and 132 nationwide.

“Golden Bay is another step to our increased market share through the region, which is very strong in a resurging market,” Mr Pitman says. “Golden Bay is our first new South Island office for 2010, and there are other opportunities throughout the South Island, which reflects the market’s confidence in the systems and technology support that Ray White is able to provide as the largest Australasian franchise.”

He says Ms Kerrisk’s heading-up of the new office is a coup for the company: “Billy’s enthusiasm and her desire to implement change in the Golden Bay market is really attractive to us – she brings a huge amount of energy and a forward-thinking attitude that will be of great value to buyers and sellers.

Foxton – March 2010

Business partner, Chris Hirini, has the Ray White office at Levin and he sees that the two offices working together with strengthen their market presence given that they have a strong marketshare in the area currently.  He said that the Ray White technology and listing systems enable the businesses to work closely together and this gives each of the offices access to property that they may not otherwise have had.

The new office at Foxton is located at 80 Main Street and is the 131st office for Ray White throughout New Zealand.  The Group turnover is just on $4.9 billion in property sales and Ray White has an active property management portfolio of over 13,000 and is now offering additional services through Loan Market, Insurance Market and Ray White Connect

New Office – Northcote
Ray White and Loan Market join forces on the North Shore.

Property giant Ray White has joined forces with leading mortgage broker Loan Market to open their first dual branded real estate and home finance office in New Zealand.

Ray White New Zealand CEO Carey Smith said the new office will be located at Northcote on the North Shore of Auckland and was an important addition to the Company.

“We expect to establish more combinations with Ray White and Loan Market as part of our long term plan to offer customers the full range of real estate and home loan finance services,” Mr Smith said. The Ray White Group already has a strong presence on the North Shore with 13 offices. “The new business on Lake Road will house 12 salespeople,” Mr Smith said. “It will service a growing marketplace in a diverse community which has a mixture of property from the high-end location of Northcote Point through to a range of residential and commercial properties in Northcote.”

The owner of the new office, Tony Scheirlinck, has had a long term career in real estate and with Ray White on the North Shore, working as a salesperson at Birkenhead before a management role at Torbay. Mr Scheirlinck said a dual branded office with Loan Market would offer clients a total transaction service. “The property and finance industries are a natural fit and having Loan Market within the Ray White office is an additional benefit to our staff,” he said.

The Loan Market business will be run by high profile North Shore brokers Scott Charlesworth and Stuart Matheson.  Loan Market has 48 brokers throughout New Zealand and this is its eighth retail outlet.

With the opening of the Northcote office, the Ray White Group will have 135 salespeople servicing the North Shore market.

The Ray White Group has 131 offices throughout New Zealand, trading just in excess of $5 billion in turnover per annum.

New Office – Opotiki
The Ray White Group is proud to announce the opening of its 130thoffice throughout New Zealand in the central North Island market of Opotiki.  Jackie Rooney, who is  the Principal Officer of the new Ray White office, commented that in order to provide better services to her clients she has aligned her business with a brand that is currently one of New Zealand’s market leaders.  Jackie also said that the choice of Ray White gave her a greater reach, both nationally and internationally, through marketing together with a website presence across www.raywhite.co.nz www.rwopotiki.co.nz and for a broader audience www.trademe.co.nz

The Opotiki market is one that is diversified with investment, owner-occupied and coastal properties.  The adjoining markets have a rural influence in the town, which is 20 minutes from Whakatane and just 1½ hours to Gisborne on the East Coast.  Opotiki continues to develop its base as a provincial town and the recent announcement of resource consent for the harbour development has given great confidence to the town and the people of Opotiki.

In opening the new Ray White office, Carey Smith, Chief Executive of the Group, said “That to have Jackie and her team as part of the Ray White Group was exciting.  It gives the Group further opportunity to grow throughout New Zealand and more particularly, align our existing successful offices throughout the Eastern Bay of Plenty.”

Jackie Rooney started her real estate career in late 2001 as an administrator and property manager in Opotiki.  In late 2003 she embarked on the sales side of the business, successfully achieving a number of awards with her previous company.  She then went onto gain her licence as an Associate Member of the Real Estate Institute of New Zealand.  In doing so she took the step of purchasing the business in October 2005.  Today Jackie’s business is one of the market leaders in the town.

Another key reason that Jackie Rooney and Ray White have come together is through a mutual support of Ronald McDonald House in Auckland.  The new Ray White office also supports the local community through the Woman’s Refuge and local youth attending Spirit of Adventure courses.

The Ray White Group now has 130 offices throughout New Zealand trading through local communities.  The network offices turnover just on $4.3 billion in property sales and are active in property management, rural and commercial services.

New Office – Taranaki
Ray White are pleased to announce that a new franchise office has now opened in the Taranaki region

The office will be under the guidance of well known real estate identity, Mark Ferguson, as principal officer together with his partner Rachel Culpan and the sales team.  Mark has built his real estate career over the past 15 years with management positions held with Ray White and also Harcourts.  In addition to that, Mark has been a successful franchisee of a multi-office operation in the Taranaki district.

The Taranaki area is home to a population of 107,000. The average sale price for property in New Plymouth was $328,000 with 203 property sales being transacted last month.  There is a mixture of properties, mainly owner occupied, however there is an increasing investment market as Taranaki has a high level of tourism and also self developed industries such as oil and dairy farming.  The region relies on its natural and physical resources for its social and economic well-being. Over 2100 dairy herds operate in the region and produce almost 20% of New Zealand’s total milk solids. Sheep and beef farming is largely confined to the hill country along with exotic forest plantations and indigenous forest cover. Oil and gas reserves, including Kapuni and the larger Offshore Maui gas field, and the associated processing, distribution and export of hydrocarbons also contribute to the regional economy.

For the Ray White group this is the 130th office in New Zealand and it gives us great pleasure to be able to announce this new office in Taranaki.  It comes shortly after the opening of our new Paraparaumu office on the Kapiti Coast.  The group continues to extend and grow its marketshare in New Zealand with recent results showing that Ray White now sells 1 in 5 properties across Auckland and Canterbury which is a record for our company.

Mark and his team carefully considered their choice of brand to commence their new agency and saw Ray White as a leader, not only in brand recognition but also in the services that the franchise offers by way of technology and marketing.  This in turn enables vendors to list their property with confidence that the group’s marketing position enables buyers to view property right across the international network of Ray White.
