Auction Sales Rate High In Christchurch
Ray White McPherson Group have released their Christchurch auction results for the period of April 2011 to the end of June 2011. The results are based on a six week period from the time the property was first marketed for sale by way of auction. The results show that 66.6% of properties marketed during the period have been successfully sold within the six week timeframe, with 24% of property still available and actively on the market.
Vanessa Golightly, sales manager of Ray White Metro, said that the results were particularly encouraging given the uncertainty of the marketplace. “We have found that our auctions have been able to give vendors a high degree of certainty and has also allowed the properties to be presented to the buyers in a positive way. There have been a number of properties that have sold under the hammer and these include properties at Shannon Place, Gregory Avenue and Charlcotte Street. These properties had competitive bidding and this demonstrates how active the market is in some areas of Christchurch.”
The results by Ray White Metro are consistent with the broader Ray White Group in Christchurch, where properties marketed by auction have been highly successful.

Record Sale in Ponsonby
The Ray White Ponsonby office through agent Jan George and Aaron Haabjoern, recently completed a sale at 23 Cowan Street, Ponsonby which resulted in a record sale price in excess of $2.3 mil. The property was market by Auction and is a 19th century traditional villa with 21st century architecture designed by local architect Ken Crosson and sat on a section size of 758m2. The property features five bedrooms with two bathrooms and a four car garage. The property included a generous area for entertainment, and came complete with a pool and separate spa.
In being marketed by Auction the property was feature displayed in the New Zealand herald, together with internet marketing on trademe and realestate.co.nz. The home was viewed by 230 groups over a 3 week marketing campaign. The Auction night saw 8 registered bidders with 5 0f those bidders participating up to a bidding level of $2.3 mil.

March Property Sales Lift by 1.8%
The Ray White Group saw an increase in property turnover for March 2010 of 1.8% in comparison to the previous year. In comparison to last month, property sales increased by just over 30%. Other key indicators showed that there was an increase in property listings by 11% and also auction marketing rose by 9%.
The top offices for the month included Ponsonby, Remuera, Manukau, Kohimarama and Hamilton. Offices that achieved their highest area increase included Whangarei, Taranaki, Richmond, Merivale and Arrowtown.
Our marketing presence also lifted and this is measured on our overall presence in key media throughout New Zealand. The results in our market share showed increases in 12 out of the 13 areas that we measure.
This month we have opened new offices in Foxton, Golden Bay and Waikanae. We have also merged with AJ Innes in Whitianga.
Twelve months ago saw the first rise to come out of the global financial crisis and there was a distinct lift in property sales. March 2010 has shown the same lift. This was the best recroded sales in the just over 2 years. The larger volume of properties on the market and increased buyer activity combined with a low level of interest rates saw the sales active in March. We expect with the number of properties that have come onto the market to see activity continue to increase for April.
