Queenstown is Top Office

Ray White has been positioned in the Queenstown market for just on five years. Over that time the business has made steady progress whereby today it is considered to be one of the market leaders.  Last month the office achieved the top position in New Zealand. 

In speaking with one of the business owners, Bas Smith, he attributed the result to a consistent focus on listing and marketing for the business.  The brand awareness he said has continued to grow with their market share and the fact that momentum is creating momentum. 

As part of the month’s sales there was a mixture from a $300,000 unit in Cardrona through to a large development site of just over $3 million. The office has attracted a number of top people who have made a difference to the business.  Mary Turnbull recently joined the office from Locations and Bas said that her focus and leadership was already showing dividends.

Commercial Success

 Originally from Barfoot and Thompson, Mariette has been involved in selling real estate for over 5 years now. Her recent success can be attributed to her amazing work ethic and the support she receives from her business owners, Stephen Wong and Glen Carpenter. “We are delighted with her progress and the energy she brings into the office. Ponsonby Market Review

The Ray White Group has been in continued development of producing information for our own members that allows them to gain insights into the property market that will assist home owners in the marketing of their property. 

The ongoing development of this information has now seen our company being able to produce statistical data that can be directly applied to property in any area across New Zealand.  The grouping of this data includes price banding by percentage, the number of sales occurring in each suburb by sectors, the number of days on market, also the price differential between the listed and selling prices.  These are all important identifiers when you are considering the various concepts of marketing and also the buyer pool. 

Each Ray White office has access to provide this information to you. In our weekly updates we will be providing a suburb overview that gives you an indication of the current activity in various areas across New Zealand. 

This week we look at information coming from the inner west area of Ponsonby.  During 2009 there were 113 house sales with an average price at $957,409 with a further 25 unit sales at an average price of $451,945.  The best time of the year to sell houses is in April and October.  In 2009 the highest level of sales occurred in the price band between $600,000 and $800,000, totalling 44.   Ponsonby is one of the few markets that shows an upward lift in the sale price to the listed price.  This is mainly due to the fact that there is higher buyer competition and that many properties are submitted to the auction concept in this area.  Days on market continue to decrease, with the last quarter of 2009 showing 32 days for houses and 19 days for units. For the full market report on Ponsonby please click here Ponsonby Market Data Report

Ray White NZ sales up 50% in October

 The Ray White Group in New Zealand recorded a 50 per cent increase in property sales during October, 2009, compared to the same period last year.

 Ray White New Zealand CEO Carey Smith said all regions also reported a record number of listings and a 37 per cent increase in turnover for the year to date.

 Mr Smith said the Auckland market had the greatest rise for the month of 55 per cent, with total sales in excess of $205 million.

 ”The top five Ray White offices for last month nationwide were Ponsonby, Manukau, City Apartments, Remuera and Kingsland,” Mr Smith said.

 ”These offices combined to complete $65 million in turnover.  Other standout offices included Mangawhai, Papamoa, Palmerston North, Richmond, Merivale and Arrowtown, which all had record results for the month.”

 Mr Smith said Ray White also had a significant boost in turnover on the upper South Island.

 ”Ray White has five offices in this area and their turnover surged to $20 million,” he said.

 The Ray White Group trades through 131 offices in New Zealand and turns over approximately $5.3 billion in property sales per annum.

Ray White offices support Amazing Grace

dunedin-and-mosgielThe Ray White Dunedin and Mosgiel teams have recently found a very good cause to support.  During the Otago Woman’s Expo over the past weekend the Dunedin and Mosgiel Teams utilized their presence to not only promote their services, but also to raise money for Grace Hughes. ABC Photosigns have also assisted by providing some stunning banners to highlight Grace’s story. Grace, for no apparent physical reason has never eaten and has been nil by mouth since she was born. Grace and her family are planning to go to Graz in Austria to visit a specialist hospital that can help children who do not eat. However to do that they need to raise $50,000. Being able to eat would be life changing for Grace and assist her learning and development, particularly her speech. As a baby Grace was fed milk via a nasal tube and had difficulty keeping any liquids down. Grace, after an operation when she was a year old, is now able to receive food via a tube into her stomach. Auckland / North Shore Quarterly Awards

Just over 300 people attended the Auckland Cityside and North Shore quarterly awards last week.  The evening was headlined by the Elite members receiving their recognition.  We also presented our latest Premier members with their awards.  Our market share through each of the zones in Auckland has edged up and is now at 19.1% collectively. One of the areas we talked about was the growth in the West zone which is now the highest market share in Auckland. The quarter results saw the highest production rate for just on two years and the number one salesperson for the quarter in the Cityside was Ruth Hawes from Kingsland, while on the North Shore, Marcus Lee of Milford, took the top award.  The other feature of the night was the recognition that Goodwin Realty received at the National Property Management Conference in being a finalist and effectively named the number one property management business for the industry in Auckland.   Pictured here is Marcus Lee receiving his Elite award from Carey Smith.

Ray White Royal Oak Recruitment Drive

With the market showing some strong signs of recovery, Ray White Royal Oak owners Martin Honey and Rohan Thompson have embarked on a recruitment drive that has had some remarkable results. Over the past 3 months the duo has attracted 9 salespeople to join their already successful team.

The Royal Oak office joined Ray White in February this year and is located in the heart of the Royal Oak Mall.  Martin and Rohan attribute their recruitment success to several factors.  Firstly, they provide a modern and stylish office for their team to feel proud of; and secondly, Martin feels very strongly about training his team and spends a lot of time with all new salespeople teaching them the finer details of real estate. These two factors combined have proven to be a winning formula. In addition to this they are now committed to holding a recruitment night every month to showcase the power of the Ray White brand and what the Royal Oak office can provide to new people joining them.

2.2 Million Dollar Man – Simon Siddells

Auctions are the key for Simon Siddells from our Redcliffs office. In one week Simon Siddells marketed simon-siddells1and sold three properties by auction to a total value of just on $2.2m. All three auctions were held on-site and all had multiple bidders even though all three properties had a completely different target market. This success came directly as a result of some excellent marketing programs as well as Simon providing full reports and market feedback through MyDesktop. These reports were invaluable in providing direct buyer feedback and ensuring the vendors were in a realistic position on auction day. Simon also did a fantastic job in gathering his buyers. The final sale price on two of the auctions was well above the owners initial expectations, whilst the third achieved a satisfactory price for the vendors. This is a great example on how important it is to follow all the steps in order to get the right result.

Kohimarama Re-Positions their Branding

John Halstead and Peter Best, the owners of the Ray White Kohimarama office, have recently re-branded their business to the latest Ray White livery.

In talking with Peter Best, he has been running the agency from that location for the last 18 years.  It is the only real estate office in Kohimarama and is located on the beachfront next to the cafe and residential areas.  Over the years there has been a number of real estate agencies start only to fold.  Peter has maintained a consistent Ray White profile in the area and ensures that the business has all the latest Ray White material.  Peter said going through the re-branding exercise gives his business a definite lift.  “When the office and our material that we hand out to the vendors sit together with media we have much better recognition in the marketplace. I am pleased with our clean look as it is in keeping with the area and the branding that we profile into the marketplace.” 

Ray White at the Auckland Home Show

auckland-home-show-20091Simon and Glynn Pritchett, husband and wife team at the Kohimarama office, manned a Ray White stand in Hall 9 at the Auckland Home Show which ran from Wednesday 9th to Sunday 13th September. Simon, a well known interior designer, has had an association with the show for over 18 years, and saw this as an ideal opportunity to not only promote his real estate partnership, but Ray White Kohimarama and the greater Ray White Group, including Loan Market. Up to 55,000 people attend this show annually and it is a great promotional opportunity for Simon and Glynn and to also promote a cross section of the office’s listings and services. Simon expected to make some good listing and buyer contacts and also to make a number of referrals to other offices as a result of enquiry.
