It was early on a Saturday morning that I went down to the news agency in Mt Albert to collect what was one of the first New Zealand Herald real estate sections in tabloid. But what made this day more remarkable was the fact that our company had officially changed its name to the public through a White Out statement of 30 pages to now be known as Ray White Real Estate. Exactly 10 years ago we became Ray White. There was a period of history before this that involved two brands; United and Ray White United. But it really wasn’t until we were brave enough to run with Ray White that we started to get traction. It was our sales team who drove the change to Ray White. It gave them consistency in their presentations; it gave them the ability to draw from a greater history; and most importantly it offered a future to our salespeople when they were talking with vendors.
At that time we had 71 offices and we were turning over just under $600 million a year. Today we produce 10 times that turnover and our business has doubled adding 70 offices and 650 salespeople. It is one of those moments where we can quietly reflect on our success as it is just a line in the sand. The next 10 years we have so much to look forward to as the real estate industry redefines itself into a value and service offering that will be recognised in the community to be of greater need.
Thank you to our foundation members and to all those who continue to entrust Ray White with their future career. The best years are ahead of us.
With the market showing some strong signs of recovery, Ray White Royal Oak owners Martin Honey and Rohan Thompson have embarked on a recruitment drive that has had some remarkable results. Over the past 3 months the duo has attracted 9 salespeople to join their already successful team.
The Royal Oak office joined Ray White in February this year and is located in the heart of the Royal Oak Mall. Martin and Rohan attribute their recruitment success to several factors. Firstly, they provide a modern and stylish office for their team to feel proud of; and secondly, Martin feels very strongly about training his team and spends a lot of time with all new salespeople teaching them the finer details of real estate. These two factors combined have proven to be a winning formula. In addition to this they are now committed to holding a recruitment night every month to showcase the power of the Ray White brand and what the Royal Oak office can provide to new people joining them.
Pip Nielsen Realty, Ray White Burnside has always had an association in support of the Cholmondeley Children’s Home in Governors Bay Christchurch, however recently that support was taken to a new level with the arranging of a highly successful charity auction. The auction was held on a Friday evening at the Russley Golf Club and was attended by in excess of 90 bidders all competing for some exciting items. All of the staff approached clients and business contacts who generously donated a wide selection of items to be auctioned or raffled. Auctioneer Craig Prier was kept on his toes taking bids for such items as hot laps in a Porsche, a pamper package in Christchurch for a day with luxury accommodation an added bonus for the evening, and a thrills weekend including accommodation in Hanmer. Other highly prized items included golf packages, original art, an Apple iPod and some great wine. The event proved to be a great team building exercise and an opportunity to meet with past and potential clients. The staff were thrilled to raise in excess of $8,000 which we are sure will be put to good use helping children and parents in Canterbury through Cholmondeley.
Auctions are the key for Simon Siddells from our Redcliffs office. In one week Simon Siddells marketed and sold three properties by auction to a total value of just on $2.2m. All three auctions were held on-site and all had multiple bidders even though all three properties had a completely different target market. This success came directly as a result of some excellent marketing programs as well as Simon providing full reports and market feedback through MyDesktop. These reports were invaluable in providing direct buyer feedback and ensuring the vendors were in a realistic position on auction day. Simon also did a fantastic job in gathering his buyers. The final sale price on two of the auctions was well above the owners initial expectations, whilst the third achieved a satisfactory price for the vendors. This is a great example on how important it is to follow all the steps in order to get the right result.
John Halstead and Peter Best, the owners of the Ray White Kohimarama office, have recently re-branded their business to the latest Ray White livery.
In talking with Peter Best, he has been running the agency from that location for the last 18 years. It is the only real estate office in Kohimarama and is located on the beachfront next to the cafe and residential areas. Over the years there has been a number of real estate agencies start only to fold. Peter has maintained a consistent Ray White profile in the area and ensures that the business has all the latest Ray White material. Peter said going through the re-branding exercise gives his business a definite lift. “When the office and our material that we hand out to the vendors sit together with media we have much better recognition in the marketplace. I am pleased with our clean look as it is in keeping with the area and the branding that we profile into the marketplace.”
Three months ago Bob Mountfort and Neil Baker took the bold step of deciding to re-locate their business in Howick to a new central location which in capacity is three times the size of their previous location. The Howick shopping area has a village feel about it and the new Ray White office is well positioned, with a high pedestrian count and backing onto a major car park area. The premises have a wide frontage in which over 70 properties can be displayed in an A2 format. Inside the office there are interview areas for rentals and sales together with a boardroom area that will be used for seminars and auction presentations. In speaking with Neil and Bob, they commented how proud they were of the new premises and while it is a substantial commitment to their agency business, they believe that their current market share of 24.6% should continue to increase so they effectively become the market leaders through the Eastern Beaches area. The Howick office once again becomes a flagship business, not only for the Mountfort Group, but also for the industry throughout East Auckland.
The Ray White Ponsonby office has moved to the new branding of Ray White.
Last Wednesday night the office was completed and “switched on”. It is an image that is setting new standards in the industry. The Ponsonby office is located towards the western end of Ponsonby Road and has a high profile aspect to vehicle and pedestrian traffic. Their window displays use the large VIP signs together with A1 size posters. In addition to this, they have their property management business in the building beside their sales business.
Not only has the office completed the external of their premises, but have ensured they have all the latest Ray White material. This office is at the forefront of e-marketing in the use of websites and newsletters.
In addition to this the Ponsonby website www.rwponsonby.co.nz is optimised to be one of the leading property websites for Auckland and New Zealand when property is searched on Google. In speaking with Bryce Earwaker, Principal of the Ponsonby office, he said the image of the shop is important to the direction of the office and it also reflects the involvement we have as a proud local business.
Simon and Glynn Pritchett, husband and wife team at the Kohimarama office, manned a Ray White stand in Hall 9 at the Auckland Home Show which ran from Wednesday 9th to Sunday 13th September. Simon, a well known interior designer, has had an association with the show for over 18 years, and saw this as an ideal opportunity to not only promote his real estate partnership, but Ray White Kohimarama and the greater Ray White Group, including Loan Market. Up to 55,000 people attend this show annually and it is a great promotional opportunity for Simon and Glynn and to also promote a cross section of the office’s listings and services. Simon expected to make some good listing and buyer contacts and also to make a number of referrals to other offices as a result of enquiry.
We achieved our best July in four years, with our trading being up 37% on last year. Our listing stock was also in positive territory, with auctions increasing by 45% and marketing up 24%. Our Ponsonby office achieved the best sales turnover in the NZ group. The team from Manukau also had an outstanding month coming in at Number 2. The Palmerston North office achieved third podition, with Milford being the top office on the North Shore. Mt Albert and Botany Town Centre were positioned at number 4 and 5 across NZ. Other offices to have top performances within their zone included Whangarei, Hamilton City, Colombo Street in Canterbury and Queenstown. A special mention to our Mapua office who sold just on $5 million worth of property, with the zone increasing by over 100% on last year’s results.
Recently the Auckland sales team came together for their quarterly awards at the Floating Pavilion. Part of the evening was dedicated to the Premier and Elite members for 2009. We welcomed our first Elite members for the year, having achieved this status at the end of June. Pictured are Lesley Hawes (Kingsland), Liz Parker (Whangaparaoa) and Marie Raos (Howick). The Elite status is the highest achievement in our company and these members continue to be outstanding contributors to the success of our company. Lesley Hawes has been the number one salesperson in Ray White New Zealand for the past five years. Liz Parker, who is based at our Whangaparaoa office, is the current number two for Ray White New Zealand. Marie Raos, who has her business in the Eastern Beaches of Auckland, is a consistent Elite performer and has continually achieved the top 2% positioning in our company. There are 35 members on target for the Elite status and they were recognised at Premier level throughout this week.
